You run from your front door to your car like you're competing in the Olympics because the pavement feels approximately 427 degrees.

You hear thunder and casually say, "It'll pass in twenty minutes."

And somehow… you're usually right.

Have you ever noticed that August doesn't get much attention in real estate? Everyone talks about the spring market or the holiday season, but August quietly becomes one of the best times to make a move.

By this point, many buyers have finished their summer vacations and are getting serious again. Families hoping to settle before the school year are making final decisions, and sellers who still have their homes on the market are often motivated to negotiate.

One thing I love about helping clients this time of year is that the pace feels a little less hectic. Buyers usually have more opportunities to look at homes without feeling like they're racing against ten other offers.

If you've lived in Florida long enough, you've probably picked up a few phrases that would leave anyone from out of state completely confused.

For example:

"It's not that hot today."

Translation: It's only 89 degrees.

Or my personal favorite:

"We really needed this rain."

Even though it rained yesterday. And the day before that.

Then there's:

"It's a dry heat."

Actually, nobody in Florida says that because we all know it's definitely not dry.

When people are looking for a new place to live, they usually focus on things like schools, commute times, and home prices. Those are all important, but one of my favorite ways to get a feel for a community is much simpler: visit a local coffee shop.

Every neighborhood has that one spot where people gather. It's where friends meet to catch up, business owners hold meetings, and locals start their mornings. Spend an hour there, and you can learn a lot about a community.
